Create a home buyer priorities worksheet. Household members and daily routines: [HOUSEHOLD]. Budget limits I have set myself: [BUDGET]. Locations under consideration: [LOCATIONS]. Things I already know I dislike: [DISLIKES].

Interview me with eight questions, then produce a sorted list of must-haves, strong preferences, and nice-to-haves, with a short reason for each. Create a scoring sheet I can use at viewings, with weights that reflect my priorities. Include trade-off questions (a longer commute for a bigger garden), a list of deal-breakers, and a section for questions to ask for each viewing. Do not recommend areas, properties, or financing. Mark legal and financial points to discuss with a licensed agent, lawyer or adviser [VERIFY] for [JURISDICTION].

Also add a short exercise in which I imagine a typical weekday and weekend in each shortlisted home, and note what would frustrate me, to reveal priorities that a list may miss.

Use only the figures and features I supply. Anything about disclosure duties, advertising standards or landlord and tenant rules must be tagged [VERIFY] and checked in [JURISDICTION].
